The Marketing Plan

“What will you do to make sure that our house sells and that we get a good price?”

Even in the internet age, a few principles still hold true. As with the old real estate maxim, “house right, yard right, price right,” my philosophy is pretty simple:

  1. Price is number one. Accurate pricing is almost always the most important factor for both a speedy sale and getting the best final sale price.
  1. Getting the house ready is number two. The house must show well to get top dollar. Cleanliness and staging inside and out are essential. Painting, repairs and improvements to the property may be included, but mostly as they relate to the buyer’s first impression. I can help you with this. I have a team of experts that can help you with everything from paint to plumbing.
  1. Professional photography. The pictures are the most important marketing tool we have. Especially in an age in which 90% of buyers will first see your house online, top-notch photography is critical.
  1. Get the word out. Professionally designed web pages and marketing materials are important—after the A,B,Cs….Windermere’s marketing program is second to none.

The marketing plan attached below includes most of the specific tasks that will be performed.

Pre-Title Commitment.  We will order (at our cost) a pre-title commitment to reduce your risk of any title problems at closing.

Staging.  We will assist you with preparing your home for sale. I am an Accredited Staging Professional and additionally I will bring in another design professional at no cost to you for consultation.

Pricing.  We will assist you with pricing your home based on a competitive market analysis.  This will help you to set the best price on your home so that it will sell within your time frame. Unsure about the price? Want a second opinion? We can get multiple Opinions of Value from other experts in the office.

Windermere Ballard Office Tour.  Each Friday after 9:30 AM our office tours all new listings.  On the tour, the house will be graded by other agents and you will be provided with feedback.

Windermere sign.  We will place one of our recognizable signs on your property.

Professional Photography.  I will have your home professionally photographed by a photographer who specializes in real estate photography

Color Presentation Sheet.  A full color flyer or brochure will be prepared by a professional who specializes in graphic design.

Flyer box.  We will place a flyer box on the Windermere sign.  We will provide you with extra flyers to refill the box.

Lock Box.  We will place a lock box on your property to increase showings and provide you with the security of knowing who has shown your home.  We will know within minutes that the lock box has been opened and will be provided with that agent’s contact information.

Northwest Multiple Listing Service.  (NWMLS)  We will enter your home’s       information into the NWMLS, giving your home exposure to over 23,000  agents in 21 counties.

Mail to Neighbors.  We will mail postcards or flyers to 50 neighbors  closest to your home.

Counter Display.   We will prepare an informational notebook containing most things a buyer will want to know – survey, school information, utilities, homeowner’s association information, pre-inspection information, contract, etc.  This information will give buyer’s the confidence to write a contract.

Buyer feedback.  We will provide you with weekly reports and feedback on all showings.

Open House.  I will hold your house open (with your permission).  I will also hold broker’s open houses on the designated tour day in your neighborhood and the Monday Windermere Broker’s open house.

Internet Advertising.  Since more that 90% of all buyers find their homes on the internet, we will advertise on over two dozen web sites so that your listing can be be seen by the greatest number of buyers.

Transaction Management.  I will personally supervise the activities toward the closing of your sale to make sure that your house closes on time and with the least amount of inconvenience

Weekly Contact.  I will contact you weekly to give you an update on the marketing of your home and answer any questions you may have.

Electronic Signatures. We'll make document transfer as seamless as possible with state-of-the-art tools so that you won't need to interrupt your schedule.
